         This area has been unseen to large developers until now. This area is just becoming a search and exploration area by large developers. We started 3 years ago researching this area and are one of the 1st developers to create an Exclusive, gated and fenced community in this area. Now we have found 2 other developers who are doing the same with 3 more developments to be started soon. When you get in 1st, you are able to offer prices below those who follow. Our strategy is to build, sell fast and build again. We can do this by keeping our prices below the market price. Our current sales prices are way below the market price and even our finished prices are below the market prices. What will the prices be in 2 to 5 years. They only go higher! Also, we are the only developer in the area to be creating water front lots with our 2 lakes ( 5 ½ and 3 Acres).

         People are coming to this area looking for summer homes ( rent or purchase ), retirement homes, winter lodging and residential homes. With this community being at the end of a state road it is very easy to get to but also very secluded and quiet. It is secluded but only 20 to 30 minutes away from shopping and recreational areas as well as large beautiful marinas with some great restaurants. You will find the communities and the people very laid back and friendly, as well as helpful. You are away from the big cities, the noise, pollution, the rat race, congestion and the large amount of crime, to hear a  siren is very rare.

        We also planned for the horse lovers. We have 6 large wooded terrain lots ranging from 5.30 acres to 10.51 acres, all bordered by the Corp of Engineers which gives you hundreds of miles of riding around the lake and other areas. 1 ( one ) of the lots is bordered by a beautiful bubbling creek, what a perfect  place to locate for the equestrian minded.

         With the layout of the development being mostly 1 acre and larger lots, people are not cramped side by side and every lot has some kind of natural beauty and view. The beauty and serenity, the clean air, the animals and birds, the green grass, hills and trees and the sky full of stars at night is what this part of the country offers and why so many people are headed here to their Shangri-La, their peace and quiet, their Paradise.

         I have had investors tell me that this is a no-brainer. That anyone can see the advantage of our Creative Financing, having little invested compared to the Potential Gain. Putting 20% down with a 5 Year balloon contract is exactly what they are looking for. Then we added the 2% over prime adjustable interest rate with payments calculated over 30 years, “What more can you ask for”.

         Some investors are looking for the Quick turn around of 1 to 2 years, others are looking for the 3 to 5 year turn around, all depending on the individuals portfolio and strategy. Some investors love the small amount of cash layout so that they can afford to purchase 2 or more lots which hinges their ( sort of  ) bets.  They look at this as smaller investments even though the amount may be large. They can sell off 1 or more lots as they want without affecting the rest of their lots and investment. A larger cash layout such as 40 to 60% of the price and waiting 2 to 3 years, then paying out another 10% before they can sell, this is leaving them with little to no options at a time that the market is very volatile, and the fear of a large market change.

         Why Buy Here? New vacant improved property has always gone up, especially when it is located in a recreational area. It only makes sense to have 1 or more smaller investments so you have some control and a smaller layout of cash with a larger return on the investment in a shorter period of time.
